About the Manager

NWX Management LLC is the general partner: the entity that runs the strategies, signs the filings and answers for the decisions. This is where it works from, what it looks at, and what an outside body has assessed about it.

Our Story

NWX Invest LP is a Delaware limited partnership formed in 2023, filed with the SEC under CIK 0002017824. It has carried two earlier names — Navis Invest LP, and before that Navis 360 LLC — and the filing records both, which is why you may meet them in older documents.

Its general partner is NWX Management LLC, of 1165 Northchase Pkwy SE, Suite 470, Marietta, Georgia. The fund is offered under Rule 506(c) of Regulation D and relies on Section 3(c)(1) of the Investment Company Act; it is not registered under that Act.

The part of the story that is visible from outside began in January 2026, with a documented calendar: an investor conference in Goiânia, a distribution dinner in Georgia, a conference at NWX Arena in Marietta, a suite at Mercedes-Benz Stadium, and the GRID House hospitality suite we sponsor at the Miami race weekend. Every one is dated and photographed, and the photographs are ours.

Performance

Performance belongs to a vehicle, not to a manager, and this section exists to say where to find it rather than to summarise it here.

Each vehicle reports on its own period and against its own documents, and those documents are where its position is stated. This page does not summarise them, because a summary of a moving figure is wrong shortly after it is written.

When there is a track record it will appear here, stated on the same terms we would want as an investor: net of fees, beside the period it covers, and beside what it is being compared against. Until then the honest answer is a number, and the number is zero.

Team

The Form D names two related persons at the general partner: Alvaro Wilson, its managing member, and Mariane Manhaes Domingues de Medeiros, a manager.

That is what is on the public filing, and it is deliberately all that is written here. Biographies, years in the industry, prior firms and capital previously managed are the ordinary furniture of a team page, and we will not print any of it until each claim has a source we can show you. A team page that cannot be checked is a team page that asks for trust it has not earned.

Our Strategy

Property is where people put money they cannot afford to lose. The instinct is old and it is sound, because the thing it buys exists: it can be visited, inspected and let. The catch is equally old — it does not sell in a day, and the money you need on Tuesday is not the money in a building.

So the question is not whether real assets belong in a portfolio. It is how to hold them without the illiquidity that normally comes attached. An illustrative 80/20 target allocation is how we explain the shape of that answer: the weight in real assets, the remainder in what keeps the position workable. It is an illustration used to explain a thesis, not a committed weighting, and actual allocation varies by strategy, by offering and over time.

The work itself is three steps, and the first rejects most of what it sees: source and screen, underwrite and structure, monitor and communicate.

Diversification

NWX Invest LP allocates into a portfolio of underlying vehicles rather than into a single asset. Each vehicle is its own registered offering under Rule 506(c), with its own Form D, its own manager and its own documents — some managed by NWX affiliates, some by unaffiliated managers.

That matters in two directions. It spreads exposure across strategies and sponsors rather than concentrating it in one building or one borrower. And it means the fees are layered: going through the fund into a vehicle run by an unaffiliated manager carries a second layer of management and performance fees at that vehicle, which subscribing directly into it does not. Each set of documents states its own manager and its own fees, at both levels.

The projects live on the Real Estate page now, beside the strategy that explains them, rather than in a separate list a reader had to hold apart from it.

Each profile says exactly what you are looking at — real photography, a conceptual rendering or a documented case study — and states the NWX relationship and the status as of a date. Nothing there is an offer, and project activity is not investment performance.

Why NWX

Four things, and each one is checkable rather than asserted.

The structure is filed and public: CIK 0002017824, Rule 506(c), accredited-only, $100,000 minimum, up to 2% annually to the general partner, and — filed as none — no sales compensation to any broker-dealer and no finders' fees. Nobody is paid a commission to put you into this.

Verification is ours to perform. Rule 506(c) does not permit self-certification, and we take reasonable steps to verify each purchaser directly rather than accepting a letter and moving on.

What a figure is, we say beside it. Where a result is management's own and unaudited, the page says so next to the number rather than in a footnote you have to go looking for.

And the record is documented rather than described: dated, photographed events, and project profiles that state their own status. You can check every one of them before you talk to us.
